Owners often begin with one question: where is the best place to advertise commercial property for rent? The useful answer is not simply the name of a website. A good campaign puts a clear, accurate property listing where prospective occupiers are already looking, then makes it easy for the right person to understand the premises and contact the owner.
That means the advertising channel matters, but so do the photographs, opening description, rent, size, permitted use, lease terms and enquiry arrangements. A prominent listing with gaps in the basic information can still leave an occupier unable to decide whether the property is worth viewing.
Start with the prospective occupier’s search
Someone looking for a shop, office, workshop or warehouse will usually narrow the options by location, property type, size and cost. The advert therefore needs to work in two stages:
- It must appear in a relevant search.
- It must give the prospect enough useful information to take the next step.
Owners naturally know their premises well, but the details are often spread across old particulars, business-rates correspondence, floor plans and memory. Bringing those facts together before advertising helps the listing answer practical questions rather than relying on vague phrases.
Use our commercial property information checklist to identify the details worth finding first.
Commercial property portals
Commercial property portals let occupiers filter a large collection of available premises. This makes them an important part of many campaigns, especially when an owner does not already have a pool of prospective occupiers.
Let My Commercial packages include either a Standard or Premium Rightmove Commercial listing. We prepare the listing from the information and photographs you supply, send it to you for approval and arrange submission after the service has been agreed.
Portal access is not a guarantee of enquiries or a tenant. The property still competes on rent, location, condition, lease terms and suitability, while the quality of the listing influences whether a prospect can assess it properly.

A dedicated listing page
A page for the individual property gives you a stable link to share with professional contacts and prospective occupiers. It can present the description, photographs and property facts in a clear order without relying on a social-media post to carry all the detail.
Our paid package includes a property listing on the Let My Commercial website. We use the approved information for that page so the main facts are consistent with the agreed portal advert.
Existing contacts and professional networks
Depending on the property, an owner may also have useful local contacts: neighbouring businesses, contractors, trade groups or professional advisers. Sharing the approved listing link can help those contacts pass accurate information to someone else.
This is different from a direct tenant-finding campaign. Let My Commercial does not contact businesses on an owner’s behalf or promise an off-market search. The owner remains responsible for responding to enquiries and deciding whom to progress.
Social media can support the listing
A social post can draw attention to a property, but it should normally point to a fuller advert rather than replace one. Short posts rarely hold every important fact, and their visibility can be brief.
If you promote a property yourself, use the same approved headline facts and link to the full listing. Avoid describing the premises differently in separate channels, particularly where rent, measurements or availability are concerned.
Paid social advertising is outside our standard package. If used separately, it needs its own budget, audience and review process.
What about free advertising?
Free channels can be useful additions when they reach the right local or sector audience. They can also require more owner time, offer limited presentation and attract enquiries that have not been filtered by clear property details.
The sensible comparison is not simply free versus paid. Consider:
- whether commercial occupiers use the channel;
- whether the listing can show the important facts and photographs;
- how enquiries will reach you;
- how quickly you can correct or update the advert;
- whether the property will remain clearly marked as available or withdrawn.
You can use free channels alongside a paid portal listing if the information remains accurate and manageable.
The advert needs to earn the enquiry
Whichever channels you choose, the listing should answer the questions that influence a viewing. Those often include:
- the exact location and access arrangements;
- property type and current configuration;
- floor area and how it has been measured;
- quoting rent and whether VAT applies;
- business rates information where known;
- service charge or estate charge where applicable;
- parking, loading and roller-shutter access;
- lease term or flexibility the owner is prepared to discuss;
- energy, planning and legal information that should be checked;
- who will answer the enquiry and arrange a viewing.
If information is not confirmed, say so rather than guessing. Prospective occupiers and their advisers can then raise the right questions.
Photographs help people decide whether to enquire
Current phone photographs are often enough when they are bright, level and honest. Cover the exterior, entrance, main accommodation, ancillary rooms, loading or yard space and anything important to understanding the layout.
Do not rely on an attractive exterior alone if the interior condition will determine whether the premises suit a business. Our phone photography guide includes a practical shot list.
Keep control after the advert goes live
Advertising starts the conversation; it does not complete the letting. The owner or authorised representative still needs to answer enquiries, arrange viewings, decide which prospective tenant to progress, negotiate terms and instruct the appropriate advisers.
Keep a simple record of each enquiry and respond consistently. Our commercial property enquiry and viewing toolkit provides questions and message templates you can adapt.
