Service details

What the service covers.

Read this before booking. If we agree something different for a particular property, we’ll record it in writing before payment.

1. Who the service is for

Let My Commercial is for owners advertising commercial premises to let in England, and for representatives authorised by those owners. We may ask for evidence of ownership or authority.

2. The standard package

The price is £149 plus VAT (£178.80 including VAT) per property, per month. This covers a standard Rightmove Commercial listing, the description and listing details prepared from information supplied by the owner, a matching listing on this website and reasonable amendments during the month.

The fee does not depend on whether enquiries are received and no commission becomes due if the property is let.

2A. Rightmove Premium package

The Premium package costs £199 plus VAT (£238.80 including VAT) in total for one property and the same agreed monthly period. It uses a Rightmove Premium Listing instead of the standard format. The £199 is not added to the standard package price. Premium is optional, must be expressly agreed before payment and does not create a second listing.

3. Enquiry and booking

The start form asks only for the details needed to call you. We aim to call within one working day after a valid request is stored. Submitting it doesn’t create a contract, reserve advertising space, take payment or authorise publication. We’ll discuss the property and confirm what we can provide before you decide whether to proceed.

4. Information and approval

The owner or authorised representative is responsible for ensuring that all property details, measurements, costs, photographs, statements and instructions supplied are accurate, current and lawful to use. We may query apparent gaps or inconsistencies, but this is not a survey, valuation, legal review, planning opinion or compliance audit.

The final advert must be approved in writing before submission. Platform requirements may mean wording, image order or field values need to be adapted.

5. Photographs

The owner supplies current photographs and confirms the right to use them for the agreed advertising. Phone photographs are acceptable. Photography visits, professional photography, retouching that changes the condition of the premises and floor-plan production are not included.

6. Preparation milestone

The five-working-day period begins only after we have:

  • confirmed in writing that the instruction can be accepted;
  • received cleared payment for the first agreed month;
  • received complete property information and usable current photographs;
  • completed any reasonably required ownership or authority checks; and
  • received written approval of the advert and instruction to proceed.

We will prepare and submit the agreed advertising within five working days of that point. If we miss the submission milestone solely because of our own failure, the first monthly fee will be refunded. The remedy is limited to that refund.

“Submit” means sending or uploading the agreed material to the relevant channel. It does not mean that an external portal has accepted, processed or published it. External review times, owner delays, inaccurate information, changes of instruction and events outside our reasonable control do not count as our failure.

7. Enquiries, viewings and letting decisions

The owner or their representative responds to prospective occupiers, arranges and conducts viewings, assesses applicants, negotiates heads of terms, seeks appropriate professional advice and completes the lease. Let My Commercial does not undertake tenant selection, referencing, negotiations, property management or legal work under the standard package.

8. Amendments

Reasonable changes to the existing instruction are included. These might be a factual correction, a change to availability or rent, or replacement of a small number of photographs. A different property, a substantial change to the instruction or repeated large rewrites may need a new price.

8A. 14-day no-enquiry review

If the agreed listing has been continuously live for 14 days, the property remains available and the owner reports that no prospective-occupier enquiry has been received, we will review the opening description, factual presentation and photograph order with the owner. One agreed set of reasonable listing changes arising from that review is included at no additional charge.

The review does not include a valuation, survey, legal advice or a promise that changes will generate enquiries. We may recommend that the owner obtains professional advice about matters outside our scope, including rent, condition, planning, permitted use or lease terms.

9. Renewal and ending advertising

The package is agreed one month at a time. Further months require agreement; no automatic recurring payment is created on this website. The owner should tell us promptly if the property is withdrawn, let or no longer available so advertising can be updated or removed.

10. Exclusions and external services

The service doesn’t include direct business outreach, professional photography, property management, lease drafting or legal services. It also excludes Featured portal products other than the £199 + VAT Rightmove Premium Listing package. Any other advertising product needs a separate price and written agreement before purchase.

11. No outcome guarantee

We do not guarantee a tenant, any minimum number of enquiries, enquiry quality, portal acceptance, search position or a date by which the property will let. Property condition, price, permitted use, location, demand, lease terms and the owner’s handling of enquiries all affect the outcome.

12. Questions and records

Call 0333 041 3336 or use the contact form if you have a question about these details. Enquiry data is handled as described in the privacy notice.
