Start with the VAT-inclusive figure
A VAT-registered service quoting £149 plus VAT costs £178.80 including VAT at the current 20% rate. A VAT-registered property business may be able to recover VAT subject to its circumstances; an individual or exempt business may bear it as a real cost. Ask your accountant where necessary.
Check the charging period
“Per month”, “for six weeks” and “for three months” are not directly comparable. Some packages renew; others end automatically. Some keep a base listing live but charge monthly for a particular portal. Put the whole period you expect to need into one table.
Separate included channels from extras
A low base price may exclude the portal you care about. Another package may include it from day one. Check whether the product is a standard commercial listing or an enhanced placement, how long that element lasts, and whether adding it changes the contract period.
Account for preparation work
With a self-service listing, you collect the facts, write the copy, prepare the images, fill in the fields and make later changes. If a managed service charges more, check exactly which of those jobs it will take off your hands.
Look beyond the advertising invoice

What we charge
Our Standard package is £149 plus VAT (£178.80 including VAT) for one property and one month. It includes a standard Rightmove Commercial listing, preparation of the listing details, a page on this website and reasonable updates during the month. There’s no setup fee, letting commission or automatic renewal.
The Premium package is £199 plus VAT (£238.80 including VAT) for the month, which is £50 plus VAT more than Standard. It doesn’t guarantee a search position, enquiries, a tenant or a letting date. Other Featured portal products aren’t included.
